Cap Rate Study
Appraisers use a capitalization rate, or "cap rate", to convert the Net Operating Income (or NOI) into a value. The Shelby County Assessor engaged the firm of Land America to conduct an independent study of the local real estate market and produce a "Cap Rate Study" for the 2009 Reappraisal.
